The money is not lost at the negotiating table. It goes on the insurance quote nobody ran for you, the condo whose reserves are about to come due, and the form you sign at the front door before anyone explains what it costs you.

The part nobody warns you about

In Miami, the expensive mistakes happen before you ever make an offer. Most of them come from the wrong agent.

Your agent lets you budget on the mortgage payment alone, and nobody runs the insurance number until you are already under contract. Published averages for Miami-Dade run anywhere from $3,500 to $15,576 a year, depending on which source you read. None of them is your number. Finding your number takes one phone call, made before you fall in love with the house.

The listing shows a low monthly fee and the agent calls it a deal. What a low fee often means is a building that deferred its reserves for years, and Florida’s funding rules just moved that bill into the present. The reserve study says so. Reading it before you write the offer is the agent’s job.

You sign a form at the front door so you can walk through the house. It names a specific fee you may owe. Over a third of buyers do not know that fee is negotiable, and only 27.2% ever tried. Nobody handing you that pen is in a hurry to mention it.

You write your best offer and lose to cash. In July 2026, 47.5% of Miami-Dade condos and 21.2% of single-family homes closed cash. Your number was never the problem. An agent who has closed against cash before structures the offer around it. One who has not just tells you to go higher.

Any one of these is a five-figure decision. Most buyers make three of them with an agent who has no track record to show them. This is not a problem of being careless. It is a problem of information, and in Miami the information changed in August 2024, and again on January 5, 2026.

  1. Touring homes before you know your real monthly number.

    The price is not the cost. Payment plus taxes plus insurance plus HOA is the cost, and in Miami those last three can move your monthly number by more than a thousand dollars. Buyers fall in love first and do the arithmetic second, which is exactly the wrong order.

  2. Signing the buyer agreement without reading what it costs you.

    Since August 17, 2024 an agent must have a signed written agreement before showing you a home listed in the MLS. That agreement has to state a specific fee, it cannot be open-ended, and by rule the amount is negotiable. Florida Realtors rewrote the forms effective January 5, 2026. Only 27.2% of buyers tried to negotiate anything.

  3. Shopping the wrong Miami.

    There are two markets here and they move in opposite directions. Single-family homes in Miami-Dade: 4.8 months of inventory, 45 days to contract, 96% of list price. Condos: 12 months, 86 days, 93% of list. Same county, opposite leverage. Run a seller’s-market strategy in a buyer’s market and you overpay; run it the other way and you lose every bid.

  4. Buying a condo without reading the reserves file.

    Florida Statute 718.503 gives you the right to see assessments and reserve status before you close, in the condo questionnaire and the estoppel certificate. Structural reserve studies and full reserve funding came due for many associations, and deferred maintenance arrives as a special assessment, not as a warning. Almost no buyer asks for the file. It is the single most expensive thing they don’t ask for.

  5. Guessing at the insurance number.

    No average can price your policy. Roof age, wind mitigation features, flood zone and elevation decide it, and the spread between published Miami-Dade averages is more than four to one. Citizens moved its rates again in 2026. A guess here does not cost you a few dollars a month. It is the line item that kills deals after inspection.

  6. Competing against cash without a strategy.

    Nearly one in two Miami-Dade condos closes cash. If you are financing, price alone loses, and raising your number is the most expensive way to lose. There are terms that beat a higher offer, and there are terms that only look strong on paper.

  7. Leaving down-payment money on the table.

    Florida Hometown Heroes: up to $35,000 as a 0% second mortgage with no monthly payment. Fifty million dollars was released on July 13, 2026, first come, first served, and the previous cycle was fully committed in about six months. Miami-Dade County’s program: up to $35,000, interest-free, deferred. Eligibility conditions apply and funds are limited, which is exactly why timing matters.

Is it really free?

Do I have to talk to anyone to get it?

Is there a qualification call or a long form first?

Does this apply to condos as well as houses?

Especially to condos. Three of the seven are condo-specific: reserves and assessments, the disclosure documents you are entitled to, and the cash competition. That is where money is being lost in Miami right now. Condos in Miami-Dade sat at 12 months of inventory and 93% of list price in July 2026, against 4.8 months and 96% for single-family homes.

Do I need to be pre-approved already?
